You'll also benefit from legal representation to recover your property. Your tenant's security deposit sometimes isn't enough to cover rent arrears or significant damage. How we can help...
Receive 90% of the monthly rent for up to six weeks after vacant possession
Take the sting out of unexpected void periods with our extended cover. This is contingent upon a successful claim acceptance and the agent re-letting the property.
Alternative accommodation costs
If a tenant fails to vacate and you want to move back in, we cover both alternative accommodation (up to £175/day) and storage costs (up to £15/day) for 30 days.
Zero excess if you make your claim within 45 days of the first missed rent payment
You receive 100% of the monthly rent owed until you achieve vacant possession. If you submit the claim between days 46 and 90 of arrears, we apply a one-month rent excess penalty.
£1,000+ property damage cover
We cover the legal costs to pursue tenants or other parties for direct physical damage to your property or its contents (disputed damage value must exceed £1,000). Crucially, the policy also pays up to £1,000 on top of the deposit towards damage costs and dilapidations.
Section 13 dispute protection
22% of tenants plan to appeal any rent increase, regardless of whether it’s fair. When this happens, we’ll cover the difference between the previous and new rental amounts for up to six months, or until a First-tier Tribunal decision.
First month’s rent guaranteed
If the first month’s rent isn’t paid after signing a tenancy, you can now claim immediately without impacting future claims.
