East meets West - Covering east London & West Essex

Butler & Stag started life eleven years ago in the East End of London and understandably, it's a place that is very dear to its founders' hearts. Indeed, Butler & Stag's Bow office enjoyed one of its most successful years last year, pipping the company's other branches to win the coveted title of 'Office of the Year'. This is no mean feat when you consider just a few years previously, many were predicting that property sales in the city would slump as people sought more room, both inside and out, and closer proximity to green space as a result of the pandemic.

While many did indeed leave the big smoke, with west Essex being a popular choice to relocate to, that void has since been filled, largely by first time buyers. 'This is on the back of the lettings market spiking so aggressively,' explains director, Neil Leahy, as to why house prices in east London are on an upward trajectory for the first time in nine years. 'Tenants have been converting to first time buyers on mass.'

Meanwhile, over in west Essex, it's not hard to see the area's huge appeal. Excellent accessibility to the countryside, with Epping Forest quite literally on the doorstep, connectivity that's second to none, some of the country's best performing schools and all while offering relative value for money when compared to London, have clearly been massive draws.  
But while the area's attributes cannot be contested, the steep price rises experienced over the past decade and the febrile market that resulted in the post pandemic relocation rush (some places reported a more than 50 per cent increase in properties sold) have started to taper off somewhat.

'With rates rising, buyers are looking for value,' offers Neil. 'This has meant prices in west Essex have softened and we are forecasting less transactions this year.
